Trellis Condos in Downtown San Diego Score 3.5 Stars from Resident Surveys
By Mark Mills
The Trellis condos in the Gaslamp neighborhood of downtown San Diego consist of 149 units in two towers of six and eleven stories. After residents have occupied the building for a year RE/MAX Realtor, Mark Mills, surveyed them asking them to rate their building in 12 categories and comment on what they like best and least about living there. The average of the residents' ratings between 1 and 5 stars was 3.5 stars. The highest rating of 5 stars was given to its proximity to shopping and restaurants. Its lowest marks were for security and the on site gym. Several positive comments were given with regard to its location in the Gaslamp Quarter neighborhood and for the views from the higher floored units. Some of the units with the exceptional panoramic views of the city and bay sell for the premium some buyers pay for similar views in other (perhaps larger) condos in downtown. For example you could buy a two bedroom with an exceptional view for $600,000 which is what some buyers in other building pay for just in the view premium to go from the 3 to the 23 floor in other condos. Condo shoppers looking for a view with out the hefty premium should consider the Trellis condos. The floor plans at Trellis range from 450 - 1,000 square feet. The buildings amenities include a nice lobby, large courtyard and gym. Units range in price from $350,000 - $750,000 with HOA fees running between $300 and $600 per month.
